Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! •This space is set up for 2 adults and 2 children 12 and under per our Palm Springs short term rental permit. Please adjust your guest count accordingly prior to booking. • This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. PARTIES AND NOISE: Music of any kind and at any level is not allowed outside. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. If music is on inside, sliders and windows must be closed to ensure music cannot be heard from the property line. Headset must be worn to listen to music by the pool. This is a mandate by the city of Palm Springs for all short term rentals. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. • 12.5% tax has been charged as a “property use tax” per the City of Palm Springs requirements. •Bookings over 28 nights are not subject to city tax. •Additional cleaning fees will be added for stays over 10 days. A cleaning rate of $129 per cleaning will be added per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/bi-weekly to accommodate guests schedules. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. •Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Responsible Party for up to $1,500 per incident, should any complaint about the noise level inside/outside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM-10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. •Responsible Party and all guests agree to keep the noise level inside and outside the home under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the property. Responsible Party agrees to conform to all provisions and city ordinances per the relevant Municipal Code. •This is a NON-smoking property -- NO smoking anywhere on the Ocotillo Lodge property. •***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use. -please bring all trash and recycling to the large bins located on the west side of the clubhouse up the ramp when removing from the home. Thank you! •Please DO NOT leave any flammables such as candles, incense unattended. •Please keep the house reasonably clean and organized. •Missing and/or stained TOWELS will be charged to the guest at a rate of $25 per item. Brooklinen linens are $195 for damaged/stained sheets and same for Duvet covers. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly. •Please keep front door locked and ALWAYS turn A/C to 85 and leave on auto and cool, and lights off when you finish your stay. •Unfortunately, as much as we love all furry friends, the home is not pet-friendly. •We do not allow pets. We DO allow service dogs. They must be TAKEN OFF PROPERTY to do their business. FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture. • City of Palm Springs ID #2796 • Responsible party booking reservation must be 25 years or older. •This space is perfect for up to 2 adults and 2 kids. The city of Palm Springs limits the number of overnight adult guests to 2. •NO check-ins will be allowed on holidays. You will need to adjust your check in date accordingly to not fall on Thanksgiving Day, Christmas Day, New Years Day, Easter Day, July 4th, Memorial Day, Labor Day. •A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules. •Your room tax of 12.5% has been included in your booking rate as a TOT Tax. •Bookings over 28 nights are not subject to city tax and therefore the tax charged will be applied towards weekly/biweekly cleanings. •An additional weekly or bi-weekly cleaning will be added for stays over 10 days. Twin Palms is home to incredible mid-century architecture, so walking, biking, and driving around makes for awesome exploring. Ocotillo Lodge is walking distance from Koffi, Ace Hotel + Bar, Mr. Lyons, and numerous bars, restaurants, and nightclubs.

Guest Access

Enjoy full access to all the Ocotillo Lodge offers: the champagne cork-shaped pool, two large jacuzzis, and Sunshine Bar (BYOB) by the pool with BBQ's. There is a washer & dryer in Bungalow M for your convenience. The grounds are beautifully landscaped with desert landscape featuring many cactus variations mixed with grassy lawns and citrus trees. There is a gym next to the Sunshine Bar that is open 24 hours a day. The main clubhouse has a lounge area with a grand piano that overlooks the pool. UPDATE - the clubhouse is currently closed for renovations as of 5/1/23

It's so easy to get around Palm Springs. With zero big city traffic, you can zip around your car everywhere and even walk to some great nearby hot spots mentioned above. Bikes and buses are great too.
