PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. •All guests will need to read and sign the Good Neighbor Form and a face to face greeting at check in is required. •This space is set up for 8 adults plus 2 kids 12 or under. Please adjust your guest count accordingly prior to booking. There are up to 4 additional day guests allowed between the hours of 10AM-10PM. • This home is not child proofed or child friendly. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed/child friendly. ***Heating the pool for your visit is optional, and is an additional $95 per night. Pool heat can be added for all nights of any given reservation only. Reservations 28 nights or more can be charged actual utilities costs for the time of the reservation should pool heat be requested. A $1000 deposit will be required and actual cost determined within 2 weeks of check out. Please let us know at least 48 hours in advance if you would like to choose this option. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. PARTIES AND NOISE: Music of any kind and at any level is not allowed outside. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. If music is on inside, sliders and windows must be closed to ensure music cannot be heard from the property line. This is a mandate by the city of Palm Springs for all short term rentals. •Responsible Party and all guests agree to keep the noise level inside and outside the house at respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the property. Responsible Party agrees to conform to all provisions and city ordinances per the relevant Municipal Code. •Bookings over 28 nights are not subject to TOT tax. •Additional cleaning fees will be added for stays over 14 nights. A cleaning rate of $675 per cleaning will be scheduled bi-weekly during your stay and paid through the Resolution Center. A full linen change out is included. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside online contract, required by the city of Palm Springs, will need to be completed and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation must complete the contract and will also need to provide a photo of their government issued ID and provide the full names of all guests 12 years of age or older. -Surveillance or recording devices on property - Ring camera at front door and carport to monitor entrance and noise monitoring device inside main living area and pool area. It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Responsible Party for up to $1,500 per incident, should any complaint about the noise level inside/outside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Guests and guest's of the responsible guests to vacate the home immediately if it becomes necessary without a refund of the rental amount. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. •This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 smoke cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use. -Please bring all trash and recycling to the large bins when removing from the home. Thank you! •Please DO NOT leave any flammables such as candles, incense unattended. •Please keep the house reasonably clean and organized. •Missing &/or stained BROOKLINEN LINENS will be charged to the guest at the current ONLINE rate for replacement. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly for the cost of replacement. •Please keep front door locked and ALWAYS turn A/C to 85 and leave on auto and cool, and lights off when you finish your stay. •We do allow a dog with an additional pet fee and OTA service fees. Registered service dogs are exempt but please let us know if the service animal is required because of a disability and what task the dog has been trained to perform. We DO allow service dogs. Any dog must be TAKEN OFF PROPERTY to do their business, cleaned up after, and not allowed on furniture or in the pool or spa. “Pet-iquette” Rules for your service dog’s visit We love your furry friend - and want our neighbors to as well - so please be sure everyone knows the rules for your visit with your dog or service dog. Along with being well behaved and potty trained, your dog must be leashed at all times when taken off property. Dog debris must be immediately picked up after they do their business. No exceptions. Debris can be disposed of in the outdoor large trash bins. Additional charges will occur if debris is found and lawns/gardens are damaged. Do NOT USE BROOKLINEN towels for any pet clean up. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules and all adult guest names listed on the contract. This is a city requirement. The city of Palm Springs STR permit does not allow outdoor music for any short term stay. A face to face greeting is required by the city of Palm Springs within 24 hours of arrival at the home. A member of the Host with the Most team will reach out to schedule this greeting soon after your arrival. Pool heating is an additional $95 per night of your visit. Spa heating is included with your reservation. A well behaved dog is allowed with pre-approval and an additional pet fee. Dogs are not allowed on furniture or in the pool or spa. Stays over 14 nights will be charged a mid stay cleaning a minimum of every 14 nights of the stay at a rate of $675 per cleaning. This includes a full linen turnover and amenities refresh.
