Entering through the front yard and through the equally impressive front door, on the right you will find yourself in the graceful living area. Sumptuous seating invites you to sit and relax, whether enjoying the gas fire from the original tapered fireplace, or taking in shows on the large television. To the left, the dining area beckons with its marble black oval table and seating for 6. Perfectly positioned adjacent to the kitchen, here clean white quartz countertops sit above grey cabinets, with a Spanish tile backsplash really bringing this area to life and making cooking in the fully-stocked kitchen an absolute delight. In the backyard a pool (heated upon request) with built in spa awaits you. A luxurious conversation area featuring rattan seating paired with white cushions sits under the covered pergola, making the perfect place to enjoy a poolside cocktail in the shade. Meanwhile, the sun lovers can enjoy one of the four sun lounges on offer where they can work on that desert glow.
 The outdoor amenities extend to the front yard, with an additional dining set for six granting you mountain views while you dine! The second bedroom gives you another king-sized bed with luxuriously soft mattress and Brooklinen linens, wall-mounted TV, slick-looking work desk and ample closet space. The third bedroom meanwhile gives you the flexibility of being utilized as a TV viewing den or for additional accommodation with its pull-out queen bed. It also features closet space and direct pool access as well. The spa-like central bathroom is another triumph of style, generously giving you a double vanity with quartz top, glass-enclosed shower complete with a rejuvenating rain shower head. PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. •All guests will need to read and sign the Good Neighbor Form and a face to face greeting at check in is required. •This space is set up for 6 adults. Please adjust your guest count accordingly prior to booking. There are up to 4 additional day guests allowed between the hours of 10AM-10PM. • This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. ***Heating the pool for your visit is optional, and is an additional $95 per night. Pool heat can be added for all nights of any given reservation only. Reservations 28 nights or more can be charged actual utilities costs for the time of the reservation should pool heat be requested. A $1000 deposit will be required and actual cost determined within 2 weeks of check out. Please let us know at least 48 hours in advance if you would like to choose this option. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. PARTIES AND NOISE: Music of any kind and at any level is not allowed outside. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. If music is on inside, sliders and windows must be closed to ensure music cannot be heard from the property line. This is a mandate by the city of Palm Springs for all short term rentals. •Responsible Party and all guests agree to keep the noise level inside and outside the house at respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the property. Responsible Party agrees to conform to all provisions and city ordinances per the relevant Municipal Code. •Bookings over 28 nights are not subject to TOT tax. •Additional cleaning fees will be added for stays over 14 nights. A cleaning rate of $445 per cleaning will be scheduled bi-weekly during your stay and paid through the Resolution Center. This includes a full linen change out. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside online contract, required by the city of Palm Springs, will need to be completed and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation must complete the contract and will also need to provide a photo of their government issued ID and provide the full names of all guests over 12 years of age. -Surveillance or recording devices on property - Ring camera at front entry to monitor entrance and noise monitoring device inside main living area and pool area It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Responsible Party for up to $1,500 per incident, should any complaint about the noise level inside/outside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Guests and guest's of the responsible guests to vacate the home immediately if it becomes necessary without a refund of the rental amount. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. •This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 smoke cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET...

Host with the Most can be available for anything you need & will greet you in person within 24 hours of your arrival. Guest booking this home must be 25 year or older. Parties and events are not permitted. This home allows a maximum of 6 adults. There are strict music, noise, and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated. No more than 3 cars may be parked at this home during your stay. All activities must be taken inside by 10 pm to comply with the city wide quiet hours ... and to be good neighbors. Pool heating is an additional $95 per night of your visit. Spa heating is included with your reservation. All stays over 14 nights are required to have mid stay cleanings scheduled a minimum of every 2 weeks during the guest stay. These additional cleanings are $550 per cleaning and include a complete linen turnover and amenities refresh. Daily/Weekly cleaning are available if requested with additional fees. • This home is not child proofed. My family and I were extremely satisfied with all aspects of our stay. The host was very friendly and always responsive. The home is impeccably decorated and very cozy. Our stay was four weeks long and on a daily basis we would say to each other how happy we were to have chosen this home for our stay. Some of our favorites include, the air purifiers in each room, the quality of the beds/pillows/sheets, the vast selection of plates/glasses/pots/pans in kitchen, the pool and hot tub, the majority of lights had dimmers, the multiple high quality throw blankets, the privacy of the back yard, and the stunning views from the private front enclosed yard. Highly recommend this home for your next stay in Palm Springs, you won’t regret it!
