Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •This space is set up for 6 adults/kids plus 2 children 12 and under. Please adjust your guest count accordingly prior to booking. • This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. ***Heating the pool for your visit is optional, and is an additional $65 per night of your visit. Please let us know at least 48 hours in advance if you would like to choose this option! •There are noise ordinances here in PS, so please be respectful of our neighbors and there can be no outdoor noise after 10PM. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM. •Additional cleaning fees will be added for ever 2 weeks of your visit. A cleaning rate of $425 per cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests needs and schedules. •The city of Palm Springs requires that an outside contract will need to be read and signed prior to your visit along with a photo of government issued ID of the responsible party booking this home. A link will be sent after your reservation is confirmed. •This home allows one well behaved pet dog with an additional pet fee. All pets must be pre-approved. We DO always allow service dogs. Dogs must be TAKEN OFF PROPERTY to do their business. •Bookings over 28 nights are not subject to city tax. -Surveillance or recording devices on property - Ring camera at front gate and garage entry to monitor entrance and and noise monitoring device inside main living area, pool area, and on back patio; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Responsible Party for up to $1,500 per incident, should any complaint about the noise level inside/outside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so there is no outdoor noise allowed after 10PM. If someone reports a noise complaint to our staff, the City of Palm Springs, or the police, you will be responsible for ALL fines and asked to leave without refund. •This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use. -Please bring all trash and recycling to the large bins when removing from the home. Thank you! •Please DO NOT leave any flammables such as candles, incense unattended. •Please keep the house reasonably clean and organized. •Missing and/or stained TOWELS will be charged to the guest at a rate of $25 per item. Other linens will be charged accordingly for replacement. Brooklinen sheets and/or duvets will be charged at $195 per set for any stains or damage. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly. •Please keep front door locked and ALWAYS turn A/C to 85 and leave on auto and cool, and lights off when you finish your stay. •We do allow PRE-APPROVED well behaved pets with an additional pet fee.  *There is one surveillance camera above the front door, facing away from the door, one above the exterior of the garage, and one on the east side yard facing the front yard.
 The pool can be heated to 86 degrees with an additional pool heating fee of $65 per night and must be paid prior to check in. Spa heat is included with your reservation. Housekeeping is required a minimum of every 14 days of your stay. One additional cleaning has been included as "community fee" with your reservation. Stays longer than 29 nights will be billed $565 for additional cleanings every 2 weeks and scheduled to meet guest needs. Weekly cleaning are available if requested with additional fees. This home is dog friendly provided your dog is pre-approved for weight, breed and temperament. Pet fee will apply. Responsible guest must be 25 years or older to rent this property. All activities must be taken inside by 10pm to comply with the quiet hours for city wide compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the rental guidelines and rules.

This is a beautiful property with a magnificent view of the golf course, framed by snow covered mountains AND the best management team possible. An Airbnb trifecta. We were a group of 3 senior couples staying for a month. Every expectation relative to the home and management team were met. We were generally a group of aviation nerds, so the close proximity to the airport was a plus for us. It was very close to the Air Museum and watching the planes take off and land was fun. That proximity, however, might not be to everyone’s liking because of the noise factor. For our group, everything was an A+ experIence. I would book any property with the Host with the Most team, if there was one available meeting my criteria. GREAT VACATION!

Minutes from downtown by Lyft or Uber, you can be anywhere in Palm Springs within minutes. We always recommend renting bikes for at least a day. As this is a gated community, car traffic is light, so it is a walker's delight! Our Palm Springs neighborhoods are filled with mid century homes and landscapes to to explore, hip restaurants and bars for every palate, shopping, and hiking trails for all of your vacation adventures.
