Please note that outdoor music is prohibited. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People noise during the day is permissible but must be measured and reasonable. Daytime is considered 10:00 am to 10:00 pm. A maximum of 2 cars are allowed at this home at anytime. •Our short term rental permit requires the person booking (responsible party) must be 25 years or older. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! ***Please note that list price includes an 12.5% TOT (City ID # 5210, TOT #9355) room tax which has been added to your total balance due for this reservation. ***NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. ***Heating the pool for your visit is optional, and is an additional $65 per night. Pool heat can be added for all nights of any given reservation only. Reservations 28 nights or more will be charged actual utilities costs for the time of the reservation should pool heat be requested. A $500 deposit will be required and actual cost determined within 2 weeks of check out. Please let us know at least 48 hours in advance if you would like to choose this option. PARTIES AND NOISE: Music of any kind and at any level is not allowed outside. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. If music is on inside, sliders and windows must be closed to ensure music cannot be heard from the property line. This is a mandate by the city of Palm Springs for all short term rentals. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of eight (8) daytime occupants for this unit. Notwithstanding the former provision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting up to the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the house under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the property. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. • This home is not child proofed. Cabinets are not secured, there is a pool without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to charge Responsible Party up to $1,500 per incident, should any complaint about the noise level inside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount. ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Unit's website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit. -Surveillance or recording devices on property - Security camera Ring camera at front door. Noise monitoring device inside main living area and pool area; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Guest booking this home must be 25 year or older as our short term rental permit requires. Parties and events are not permitted. This home allows a maximum of 4 adults/kids plus 2 additional kids 12 or under. There are strict noise and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without refund if any of the short term rental rules are violated. No more than 2 cars may be parked at this home during your stay. NO amplified music is allowed outside by the pool or anywhere else outside, and all music must be contained within the home and cannot be heard from outside. All activities must be taken inside by 10PM to comply with the quiet hours for short term rental compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules. Perfect for a family of four. Great for my dog too. Fire place give off good heat. Perfect for a fall or spring stay. Pool is great. Nice linens on the bed. Really thoughtful host. We loved it. Thank you!

Minutes from downtown by Lyft or Uber, you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least a day. Our Sunrise Park neighborhood is filled with mid century homes and landscapes to to explore.
