A huge midcentury yellow sofa seats the whole group, with an orange armchair and ottoman, an oversized vintage lamp and a bright retro rug. Watch the large TV mounted on the fireplace or spin vinyl on the record player. On the other side of the two-way midcentury fireplace, the dining area seats 6 at a round retro table. The updated kitchen has white cabinets, terrazzo-style counters and bright wallpaper, and comes fully stocked. THREE KING ROOMS Every bedroom has a king bed with a hotel-quality mattress, 100% cotton percale Brooklinen linens, a dresser and a TV. - The Sunset Suite (primary): warm orange tones and breeze block wallpaper, high vaulted ceiling, direct pool access and afternoon sunset views, large walk-in closet, and an en-suite bathroom with twin vanities and a brightly tiled shower. - The Sand Room: vivid yellow tones, ample closet space and views to the south. - The Sky Room: shades of blue, ample closet space and views to the north. The Sand and Sky Rooms share the turquoise central bathroom, with double vanity, tub and shower, and privacy sliders out to the breezeway and pool. A Few Things Before You Book We want Panorama Palms to feel like the easiest part of your trip. Here's everything you need to know to make that happen — including a few rules we're required to enforce by the City of Palm Springs, since our ability to keep hosting depends on every guest following them. These terms apply to your stay no matter how it was booked. Required by the City of Palm Springs • No outdoor music or amplified sound at any time, per the citywide short-term rental ordinance. If you're playing music indoors, doors and windows must stay closed at all times so it isn't audible outside — this applies any hour of the day, not just after 10 PM. Quiet hours are 10 PM–10 AM for general outdoor noise. We use the noise-monitoring device disclosed above to help us stay compliant. • The responsible/booking guest must be 25 years or older, per city short-term rental regulations. • The responsible/booking guest must be present for the entire stay. Bookings made on behalf of a third party who will not be present are not permitted, per city regulation and our booking policy across all platforms. • Occupancy is limited to 2 adults per bedroom (6 adults max across our 3 bedrooms) plus up to 2 children 12 and under, per city short-term rental occupancy limits. • Parking is limited to 3 vehicles for registered/overnight guests, at all times. Day guests may bring up to 2 additional vehicles, but only between 10 AM–10 PM (6 vehicles max on-site during those hours). Day-guest vehicles must be removed by 10 PM. • Day guests are limited to 4 additional people between 10 AM–10 PM, per city short-term rental regulations. Day guests must depart by 10 PM. • Government-issued ID and a signed rental agreement are required from the responsible guest before check-in, with the names of all guests age 12 and older listed on the contract, per city short-term rental regulations. A link to the rental contract will be sent once your reservation is confirmed. • All guests age 12 and older must read and sign the Good Neighbor Form, per city short-term rental ordinance. • A face-to-face greeting with the responsible guest is required within 24 hours of check-in, per city short-term rental ordinance. • A 12.5% Transient Occupancy Tax applies to stays under 28 nights (raising to 13/5% 12/1/26), per city requirement. Stays of 28 nights or more are exempt from this tax. These are permit conditions, not house style. Noise and vehicle/parking violations reported to the city carry a minimum $500 fine issued directly by the City of Palm Springs to the responsible guest. Any violation of the rules above — city-mandated or otherwise — is also treated as a breach of the rental agreement and may potentially result in immediate removal from the property without refund, whether reported to our staff, city compliance, or the police. Our House Guidelines • This is a home for relaxing, not for parties or events — please keep gatherings to registered guests. • Pool heating is available on request for $95/night plus service fees; spa heat is included and available on demand. • Stays over 14 nights require mid-stay cleaning at least every 2 weeks — this includes a full linen turnover and amenities refresh, billed at our standard cleaning rate. We'll work with you to schedule it around your plans. Daily or weekly cleaning is also available on request for an additional fee. • Kids are welcome, and we just ask that they're supervised at all times. Please note: this home isn't childproofed — cabinets aren't secured, the pool and spa don't have child locks, and there are many breakable items throughout. We're glad to welcome children when they're supervised by a responsible adult, but we don't advertise or guarantee the home as child-safe or childproofed in any way. • Pups must be pre-approved (weight and breed) prior to booking and Pet Fee paid — please reach out before you book so we can confirm your pup is a good fit. Pups must be well-behaved, potty-trained, and cleaned up after. Pups are welcome in the home and yard but not in the pool or spa — pool sanitation systems aren't designed for animals. Dogs cannot be LEFT ALONE in the home, in the yard or on the patios to bark and whine. We expect all of our guests, human and canine, to be good neighbors! Service animals are always welcome, no pre-approval needed — if you're traveling with one, we'd love a heads-up before arrival so we can have things ready for you. It's not required and doesn't affect your booking, just helps us prepare. • We don't offer check-ins on major holidays (Thanksgiving, Christmas Eve/Day, New Year's Day, Easter, Memorial Day, 4th of July, Labor Day) so our team can be fully available if you need anything — happy to help you pick nearby dates. • Please be kind to our plumbing — only toilet paper goes in the toilets. Everything else (wipes, feminine hygiene products, paper towels, etc.) goes in the waste basket. • Glassware isn't allowed in or around the pool and spa — we've provided plastic cups for poolside and spa use instead. • Take good care of the place — replacement or repair costs apply for any missing, stained, or damaged linens, home contents, furnishings, or grounds, same as any home you'd treat as your own. • Filming or photography with more than 2 people, or any specialized gear or crew (professional lighting, drones, staged productions, etc.), isn't permitted without our prior written approval — casual photos and videos for personal use are always fine. If you're planning something larger, just reach out first so we can discuss it. Unauthorized filming may result in additional charges billed to the responsible guest and the same consequences outlined elsewhere in this agreement. • This is a non-smoking home. Smoking isn't permitted indoors, but you're welcome to smoke outside as long as ashtrays are used and all doors and windows stay closed. Indoor smoking is one of the few things we can't work around after the fact — if it happens, a minimum $500 smoke-cleaning fee applies to the booking party, since removing smoke odor requires special remediation before we can welcome the next guests. Check-In, Check-Out & Cleaning Check-in is any time after 3:00 PM, unless our co-host arranges something different with you in writing ahead of time. We'll send self check-in instructions in advance, or provide keys/an access code on arrival. Access can't be granted until your rental agreement is signed and your balance is paid in full. Once you've checked in or been given access, you're accepting the home in its current condition — so if anything doesn't look right when you arrive, please let our co-host know right away so we can make it right for you. Check-out is by 11:00 AM. If you'd like a later check-out, just ask at least 24 hours ahead of your scheduled departure — we're happy to accommodate when there's no new arrival or maintenance scheduled that day. If a guest checks out late without pre-approval, charges may apply, ranging from the cleaning fee up to a full night's rate, depending on the situation. Cleaning: your cleaning fee covers our standard turnover clean. To help our team get the home ready for the next guests, we just ask that you leave things in reasonably good shape before you go — dishes washed and put away, and the home generally tidied so it's ready to be vacuumed, dusted, and sanitized. If significant additional cleaning is needed, charges apply at $50/hour and will be billed to the responsible guest. • Left something behind? Just let us know and we're happy to mail it back to you via USPS. We'll charge the responsible guest for shipping, packaging materials, and a $25 handling fee. One more thing worth knowing: this home doesn't allow glitter or confetti, indoors or out — it's nearly impossible to fully remove once it's in carpets, furniture, or the yard.
