The updated, fully stocked kitchen is perfect for entertaining, overlooking the open concept main dining and living area with a large Frame TV and record player, including a diverse album collection to explore. The indoors blend seamlessly with the outdoors through the original wall of glass design feature. Each bedroom features a new, hotel-quality mattress and Brooklinen linens for maximum restorative sleep, a flat-screen TV, wireless chargers, ample storage, luxury robes, and carefully curated (often cheeky) artwork, decor and books to be discovered and enjoyed. Of the 3 updated bathrooms, two include walk-in showers with feet-massaging river rock floors and the third bathroom has a full-sized bathtub. The attached casita offers an additional, separate poolside living and hang-out space featuring another flatscreen TV, vintage arcade game table with over 60 games (Pac Man anyone?), classic boardgames, magazines and a wet bar with wine fridge. The spacious, private backyard features an extra large heated saltwater pool, along with ample spots to relax, play, and gather. Cushioned pool loungers offer stunning San Jacinto mountain views and shaded poolside relaxation. An outdoor living area, inground fire-pit and hanging daybed offer additional cozy nooks and hang-out areas. Meals can be enjoyed alfresco at the full size shaded outdoor dining table. Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. •This space is set up for 8 adults/kids plus 2 children 12 and under per our Palm Springs short term rental permit. Please adjust your guest count accordingly prior to booking. There are up to 4 additional day guests allowed between the hours of 10AM-10PM. A maximum of 4 vehicles are allowed throughout your stay. • This home is not child proofed. Cabinets are not secured, there is a pool without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. ***Heating the pool for your visit is optional, and is an additional $95 per night. Pool heat can be added for all nights of any given reservation only. Reservations 28 nights or more will be charged actual utilities costs for the time of the reservation should pool heat be requested. A $500 deposit will be required and actual cost determined within 2 weeks of check out. Please let us know at least 48 hours in advance if you would like to choose this option. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. PARTIES AND NOISE: Music of any kind and at any level is not allowed outside. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. If music is on inside, sliders and windows must be closed to ensure music cannot be heard from the property line. This is a mandate by the city of Palm Springs for all short term rentals. •Responsible Party and all guests agree to keep the noise level inside and outside the house under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the property. Responsible Party agrees to conform to all provisions and city ordinances per the relevant Municipal Code. •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. • 12.5% tax has been charged as a “Transient Occupancy Tax” per the City of Palm Springs requirements. •Bookings over 28 nights are not subject to TOT tax. •Additional cleaning fees will be added for stays over 10 days. A cleaning rate of $425 per cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. There are strict noise and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without refund if any of the short term rental rules are violated. No more than 4 cars may be parked at this home during your stay. NO amplified music is allowed outside by the pool or otherwise and all music must be contained within the home cannot be heard from outside. All activities must be taken inside by 10pm to comply with the quiet hours for short term rental compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules.
