The Spring is the freshly built mid-century inspired minimalist masterpiece, located at the south end of Palm Springs, uniquely designed and curated by its architect and filmmaker owners to be an oasis of luxury in the desert. Featuring 3 bedrooms, each with ensuite, plus an additional 1/2 bathroom, they surround the impressive 72 foot long pool that serves as the centerpiece of this striking property, rivaled only by the proximity of the magnificent mountain views. This is indoor/outdoor living at its absolute finest. The space: Behind the high walls and fences awaits an oasis of vacation bliss, The Spring having been uniquely designed and curated. This newly built modern masterpiece was inspired by the minimalism of midcentury design. It features classic modernist furnishings by Florence Knoll, Hans Wegner, Jean Prouvé, Eero Saarinen, Richard Schultz and more, while the large format wall murals on show are original works by the owner and photographer herself. Upon entering this exclusive private compound, you will immediately discover the floor-to-ceiling walls of glass that create a true indoor/outdoor desert experience. The living room, kitchen, dining room, and powder room form one "pod”. Each bedroom is its own private "pod”, accessed from outdoors through individual sliders that open up to the pool area. Starting with the chef’s kitchen, it showcases unique Bulthaup black textured wood cabinetry, high-end Gaggenau stove and ovens, a Miele coffee machine and quality Made In cookware. The adjacent pantry features a microwave and wine fridge and ample extra storage. Seating consists of a wooden mid-century style dining table that seats eight, while stools at the counter accommodate a further four. Just outside the glass sliders, the covered patio hosts an outdoor kitchen with gas grill, seating for eight around the dining table, and in-ceiling heater for those crisp, clear desert evenings. On the other side of the kitchen, past the guest powder room, the living area features ample seating for all guests and a few visitors too on its aubergine-hued sofas and woven armchairs, complete with beautiful yellow accent pillows. The large Bulthaup black textured wood wall also holds the extra large TV, perfect for group viewing, if you can draw your eyes away long enough from the captivating mountain vista. Down one end of the lengthy pool, you’ll find the master bedroom with its own patio area with sun lounge. Inside you can wake up to views of the sun-lit mountains framing the far end of the pool through the wall of glass as you lay in your George Nelson-designed king bed. It comes complete with matching lamps and tables, luxury Brooklinen linens, and plush Avocado Green mattress. The primary suite also includes a swing-out large wall-mounted TV and walk-in closet, while its en-suite bathroom gives you a generous double vanity, large walk in shower with a window to the mountain and desert. The two other bedrooms, similar is size and style, feature direct pool access and views through their large glass sliders. These rooms also feature George Nelson-designed king beds, tables and lamps, complete with Brooklinen linens and plush Avocado Green mattresses. Each feature a wall mounted TV, ample closet space, plus beautiful white en-suite bathrooms with vanity and walk-in showers. All rooms surround the main focus of this impressive home… the 72 foot long heated (upon request) and chilled saline pool (in summer) and adjacent spa, large enough to accommodate all guests while they sip a cocktail and take in the sun setting over the mountain. Near the spa, an in-ground fire pit provides that extra warmth when needed at night, while the shade pavilion, with loungers and seating, offers some relief from the heat during the day, once your required level of tan has been obtained. The Spring is for those who appreciate the finest in design, and is sure to put “the spring” back in the step of those needing a true vacation experience. It is just a short drive to a selection of supermarkets or to the Uptown Design District with its extensive selection of restaurants, coffee shops, boutiques, and other vintage shops.

Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •This space is set up for 6 adults/kids plus 2 children 12 and under per our Palm Springs short term rental permit. Please adjust your guest count accordingly prior to booking. A maximum of 3 cars are permitted at the property at any time. • This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their children at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. ***Heating the pool for your visit is optional, and is an additional $95 per night of your visit. Please let us know at least 48 hours in advance if you would like to choose this option! •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. • 12.5% tax has been charged as a “Transient Occupancy Tax” per the City of Palm Springs requirements. •Bookings over 28 nights are not subject to TOT tax. •Additional cleaning fees will be added for stays over 14 days. Cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs and must be present for the stay. •All guests will need to read and sign the Good Neighbor Form and a face to face greeting at check in is required. -Surveillance or recording devices on property - Ring camera at front gate, carport, carport gate, and East gate entry, to monitor entrance to the property and noise monitoring device inside main living area and pool area; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Furthermore, guests recognizes the right of the Co-Host to ask guest and guests of guest to vacate the home immediately if it becomes necessary without a refund of the rental amount. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so absolutely NO OUTDOOR MUSIC of any kind - from any device - is allowed at ANYTIME. In addition, there is no outdoor noise allowed after 10PM. If someone reports a noise complaint to our staff, the City of Palm Springs Vacation Rental Compliance, or the police, you will be responsible for ALL fines and asked to leave without refund. •This is a NON-smoking home -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. Guest booking this home must be 25 year or older as our short term rental permit requires. Parties and events are not permitted. This home allows a maximum of 6 adults/kids plus 2 additional kids 12 or under. There are strict noise and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without refund if any of the short term rental rules are violated. No more than 3 vehicles may be parked at this home during your stay. NO amplified music is allowed outside by the pool or otherwise and all music must be contained within the home and cannot be heard from outside. All activities must be taken inside by 10PM to comply with the quiet hours for short term rental compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules. Pool heating is an additional $95 per night of your stay. Stays of 28+ nights require mid stay cleanings a minimum over every 14 nights of your stay at a rate of $585 per cleaning. Cleaning includes a full linen turn over and amenities refresh.
