This stunning two-bedroom condo is in the landmark Royal Hawaiian Estates, Palm Springs’ first designated Class 1 Historic Residential District. This home boasts vintage and new modernist furnishings, lighting and artwork from Modernica, Blue Dot, Herman Miller, Eero Saarinen, Vernor Panton, George Nelson, Alexander Girard, Shag, William Krisel and Gary Wexler. As you approach the Royal Hawaiian, you’ll notice the tropics-influenced architecture. Bright oranges and yellows accent jungle browns. The famous “flying sevens” are a stunning detail, capping each building with outrigger-inspired eye candy. Enter the oasis-like grounds and notice the many tiki gods standing amidst the tropical and desert flora to welcome you. When you cross the threshold into this beautiful home, the thoughtful mid-century modern look and décor will make you “aha” as you realize the perfection of the name Tropical Modernism. And the view — just look at those photos! Situated at the foot of the majestic San Jacinto mountains at the prized south end of Palm Springs, the desert scenery and vibe will sooth you better than any cocktail...but why not have a Mai Tai?! Terrazzo floor tiles lead you around to the dining area where you’ll find a classic Saarinen pedestal table and tulip chairs. The kitchen, again in that soothing ochre with clean white accents, is a perfect combination of original mid-century style plus modern appliances. Open the sliding patio door and be transported to paradise! Your patio overlooks one of the 2 pools at Royal Hawaiian, visible through the lush tropical foliage that provides you with privacy. And you are just steps away from the hot tub! Make your way to the master bedroom suite where the Modernica king bed and Brooklinen linens will lull you to sleep, then awaken to the beautiful nature just outside another sliding door to the patio. A "Stash" desk and chair are available for any work from home needs. And dig the unchanged ensuite bath with its original sunken Roman bath! Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! This home has a 28 night minimum due the HOA restrictions. The shortest stay we can host is 28 nights. •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •This space is set up for 4 adults/kids plus 2 children. Please adjust your guest count accordingly prior to booking. • This home is not child proofed. Cabinets are not secured, there are pools and hot tubs with gates throughout the Royal Hawaiian property. We do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their children at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. •There are noise ordinances here in PS, so PLEASE have fun but bring it inside after 10PM quiet hours. •Bookings over 28 nights are not subject to TOT tax. TOT tax will not be charged at anytime due to the 28 night minimum for this home. •Additional cleaning fees will be added for every 2 weeks of your stay. A cleaning rate of $350 per cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID and must be present for the stay and provide the names of all adult guests. •A face to face greeting at check in is required. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so there is no outdoor noise allowed after 10PM. If someone reports a noise complaint to our staff, the HOA, or the police, you will be responsible for ALL fines and asked to leave without refund. •This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use. -Please bring all trash and recycling to the large bins when removing from the home. Thank you! •Please DO NOT leave any flammables such as candles, incense unattended. •Please keep the house reasonably clean and organized. •Missing and/or stained TOWELS will be charged to the guest at a rate of $50 per item. Other linens will be charged accordingly for replacement. Brooklinen sheets and/or duvets will be charged at $195 per set for any stains or damage. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly. •Please keep front door locked and ALWAYS turn A/C to 85 and leave on auto and cool, and lights off when you finish your stay. •We do allow PRE-APPROVED well behaved dogs with an additional pet fee. We DO allow service dogs. They must be kept off furniture and picked up after they do their business. FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture. GUEST STAY (RESPONSIBLE PARTY) AS SUBJECT OF THE LAW: Responsible party acknowledges that during the length of the rental period, responsible party and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the home is located. Owner(s) and/or Manager(s) are neither responsible to inform Responsible party of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Responsible Party(s) and/or Responsible Party's guests commit a crime, misdemeanor, felony or infraction (including parking infractions). You must also acknowledge Security Deposit - if you damage the home or any items in the home, you will be charged the total cost of replacement. RESPONSIBLE PARTY'S (GUEST'S) LIABILITY: Guest agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Responsible Party or their guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Guest agrees to reimburse owners for costs incurred to repair/replace damaged items. HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Other Details to Note
This home has a 28 night minimum for to the HOA restrictions. We cannot rent for any less nights. This home allows a maximum of 4 adults/kids plus 2 additional kids 12 or under. There are strict quiet hours in Palm Springs from 10PM-8AM and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without refund if any of the rental rules are violated. NO amplified music is allowed outside, by the pool or otherwise outdoors, and all music must be contained within the home cannot be heard from outside. All activities must be taken inside by 10pm to comply with the quiet hours for short term rental compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the rental guidelines and rules. Additional mid-stay cleanings are required a minimum of every 2 weeks during your stay and will be charged through the resolutions center. The rate is $350 per cleaning. One mid-stay cleaning has been included with your reservation as a "management fee" as well as the after stay cleaning.

Minutes from downtown by Lyft or Uber, you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least a day. This home is walking distance to many shops and restaurants on the South side of town including Mr Lyons, Bar Cecil, Ace Hotel, Kreem, etc. Our neighborhood is filled with mid century homes and landscapes to to explore.
