Entering the grounds of Vista Olivera, you will notice its sunken setting and natural desert landscaping promotes a true feeling of privacy. Setting foot on the home’s polished concrete floors, your gaze will immediately be drawn to the wall of glass granting you views of the pool deck and the amazing valley vista beyond. It frames the large living area where the comfortable seating gives you somewhere cozy to watch the large wall mounted TV, enjoy the open fireplace, or just take in the surrounding views. The neighboring dining area seats 6 at its white tulip style setting, while the adjacent fully-stocked modern kitchen allows you to whip up a storm, or simply mix up a cocktail at the built in bar with 2 separate wine fridges, under the gaze of Sinatra and Elvis hanging on the wall. Outside allows you to be enveloped in nature while availing yourself of the large pool and sun lounges, ample-sized raised jacuzzi, or rock-framed backyard fire pit. There’s also an outdoor dining setting for 8, plus a large and comfortable conversation area down one end of the pool from which you can relax and take in the unhindered views that surround you. You also get to experience a king bed with a luxuriously soft mattress and Brooklinen linens, a wall mounted TV and ample walk-in closet space. There’s also a separate vanity with a seat plus a large modern en-suite with a walk-in shower. The North Suite Located at the northern end of the home, this master suite also offers direct pool views and access. Blue hues throughout are complimented by the art above the hotel quality king-sized bed which features Brooklinen linens. There’s also a large wall-mounted TV, full-length closet space, and its own substantial ensuite with double vanity, walk-in shower, and large soaking tub. Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING! •Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked. •This space is set up for 6 adults/kids plus 2 children 12 and under per our Palm Springs short term rental permit. Please adjust your guest count accordingly prior to booking. A maximum of 3 cars are permitted at the property at any time. • This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed. • NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day. ***Heating the pool for your visit is optional, and is an additional $65 per night of your visit. Please let us know at least 48 hours in advance if you would like to choose this option! •There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside. • 12.5% tax has been charged as a “Transient Occupancy Tax” per the City of Palm Springs requirements. •Bookings over 28 nights are not subject to TOT tax. •Additional cleaning fees will be added for stays over 10 days. A cleaning rate of $425 per cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests schedules. •An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs. -Surveillance or recording devices on property - Ring camera at front door to monitor entrance and and noise monitoring device inside main living area, pool area, and on back patio; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Responsible Party for up to $1,500 per incident, should any complaint about the noise level inside/outside the house arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount. HOUSE RULES- •Check-in is after 3PM •No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors. •There are noise ordinances here in PS, so absolutely NO OUTDOOR MUSIC of any kind - from any device - is allowed at ANYTIME. In addition, there is no outdoor noise allowed after 10PM. If someone reports a noise complaint to our staff, the City of Palm Springs Vacation Rental Compliance, or the police, you will be responsible for ALL fines and asked to leave without refund. •This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee. ***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket. •Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use. -Please bring all trash and recycling to the large bins when removing from the home. Thank you! •Please DO NOT leave any flammables such as candles, incense unattended. •Please keep the house reasonably clean and organized. •Missing and/or stained TOWELS will be charged to the guest at a rate of $50 per item. Other linens will be charged accordingly for replacement. Brooklinen sheets and/or duvets will be charged at $195 per set for any stains or damage. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly. •Please keep front door locked and ALWAYS turn A/C to 85 and leave on auto and cool, and lights off when you finish your stay. •We do allow PRE-APPROVED well behaved pets with an additional pet fee. We DO allow service dogs. They must be kept off furniture and picked up after they do their business. FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture. GUEST STAY (RESPONSIBLE PARTY) AS SUBJECT OF THE LAW: Responsible party acknowledges that during the length of the rental period, responsible party and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the home is located. Owner(s) and/or Manager(s) are neither responsible to inform Responsible party of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Responsible Party(s) and/or Responsible Party's guests commit a crime, misdemeanor, felony or infraction (including parking infractions). Guest booking this home must be 25 year or older as our short term rental permit requires. Parties and events are not permitted. This home allows a maximum of 6 adults/kids plus 2 additional kids 12 or under. There are strict noise and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated. No more than 3 cars may be parked at this home during your stay. NO amplified music is allowed outside by the pool or otherwise, and all music must be contained within the home and cannot be heard from outside. All activities must be taken inside by 10 pm to comply with the quiet hours for short term rental compliance... and to be good neighbors. A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the short term rental guidelines and rules and all adult guest names listed on the contract. This is a city requirement. A face to face greeting is required by the city of Palm Springs within 24 hours of arrival at the home. A member of the Host with the Most team will reach out to schedule this greeting soon after your arrival. Pool heating is an additional $95 per night of your visit. Spa heating is included with your reservation. Stays over 14 nights will be charged a mid stay cleaning a minimum of every 14 nights of the stay at a rate of $505 per cleaning. This includes a full linen turnover and amenities refresh.

Most guests rent a car at the airport or drive to Palm Springs. The garage can easily hold 1 car. Tesla Solar EV charger available for use if needed. Minutes from downtown by Lyft or Uber, or a leisurely walk, you can be anywhere in Palm Springs without ever having to get in your car. We always recommend renting bikes for at least one day. Our neighborhood is filled with mid century homes and landscapes to explore.
